If you have found a property that interests you please find below our procedure for renting a property through Maison Let.

Viewing property

If you wish to see any of our properties please ensure that you contact the office and make the appointment at least 24 hours in advance of your intended visit. Most of our properties are occupied and we are bound under the terms of our Tenancy Agreements to ensure that we receive permission for entry.

References

Once you have found a suitable property you will be asked to complete a Tenant Assessment Application Form to enable us to carry out a credit check and referencing. There is a charge for this, which is dependant upon the type of tenancy you are applying for.

Reserving a property

Once you have found a suitable property, you will be required to pay a holding deposit to reserve the property whilst we obtain your references. This deposit is equal to 50% of one month’s rent and assuming that the tenancy proceeds, this will become part of your security deposit, held for the duration of your tenancy. This holding deposit is non refundable should you decide not to proceed with the tenancy. However, if the landlord declines to proceed with the tenancy, or if the references are unsatisfactory, the deposit will be refunded.

Rents

All rentals are quoted per calendar month and will be payable monthly in advance. The tenant, unless otherwise stated, will also be responsible for the payment of council tax, heat, light, water, sewage charges, and telephone.

Deposits

A secure deposit equivalent to one and half months’ rent will be held for the duration of your tenancy. Maison Let will hold this as 'Stakeholder' in a secure deposit account and at the end of the tenancy the deposit will be dealt with according to the terms of the Tenancy Deposit Scheme.
